The debate over whether or not steel or concrete is the more suitable building material from a cost and safety factor is still continuing. Before modern engineering and the technological developments in concrete and steel construction the building systems favoured were wood and brick. The components which are at the forefront of construction development today, however, are steel and concrete; both materials provide a number of added benefits.

Start with the factor of safety provided by concrete construction. The development of concrete for use in the new World Trade Center project in New York City makes a strong argument for the safety of concrete. There will be two foot thick concrete for protection of the inner core of the building against terrorist attack or fire. Reinforced concrete is very resistant to explosion and impact. Concrete can also endure high temperatures from fire for a long time without the loss of structural integrity. Concrete’s inherent mass and strength can resist extreme hurricane force winds. The proper design and construction of concrete is also highly resistant to seismic activity.

The inclusion of passive fire protection, such as spray-on fireproofing, can certainly help structures made of structural steel to sustain significantly greater fire temperatures and offer extra protection to the building. Safety is taken into account with very effective designing and implementation of steel. Steel’s strength and ductility, along with appropriate engineering and design and accurate fabrication processes, make it a very good choice for regions with seismic activity. Steel framing also performs very well under high wind conditions as a result of its propensity to bend but not to break.

The price of these two superior building materials can also be compared. The price of concrete has become reasonably steady. This is despite the spike seen in the costs of other construction supplies. Cast-in-place concrete can be pricier on the front end of a building project but the return on investment on the back end of the project can lessen the cost differential. Insurance costs can also be lower because insurance providers favour cast-in-place reinforced concrete which offers increased safety and structural integrity, thus reducing insurance premiums, in many cases. Some cast in place reinforced concrete structures can help to save over 20% annually on property insurance.

Structural steel has seen increases in prices over the last few years. But structural steel still only represents less than one fifth of all the steel used in building construction. Looking at the overall effect on building project costs, the project costs have gone up by 10% on account of increases in all types of construction materials – not just steel. The rise in cost of the steel structural framing system represents below 2% of the 10% increase in project costs. Costs are almost a wash. The costs for a concrete framing system have gone up to equal the costs of a steel framing system.

For an extensive range of leather jackets and leather blazers, visit www.ukleatherjackets.co.uk

Ever been shopping and put off buying something you’ve seen – only to return a week, a day or an hour later and find it gone? We’ve all been there, and ‘dash’ doesn’t begin to cover it. It’s even worse when the item was on sale. You spend the next however long lamenting the lost bargain, and then our 20/20 hindsight kicks in: "I should have asked them to put it aside". Shopping online doesn’t protect us from such distress, either. The ‘in stock’ counter taunts us as it drops from ‘1′ to ‘0′ when we refresh – and no amount of yelling at the screen will bring it back. Or so we’ve heard.

Luckily, you can get around this, should it ever happen to you. If you’re shopping for leather jackets online, and find that what you want is no longer available, you can email us, and hand over your vital measurements. We’ll not only check that there’s really, truly no more in stock, we’ll check what we do have to make sure there’s nothing else that will suit your measurements.

The measurements needed have to be exact – no fudging to hide that Christmas pudding you’re carrying. Remember to measure wearing what you’ll normally wear under the leather jacket – a t-shirt or jumper etc. The chest should be measured around the widest part, as too, the waist. Throwing in your shoe size will give an indication of how tall you are, and your frame. However, telling us how tall you are will help, too! Let us know your build (don’t be shy) – are you large, small, thin? What size do you normally take? And lastly, tell us how you want the jacket to fit: fitted is 1" larger than your chest, semi-fitted is 2", comfort is 3 and loose is 4. Oh, don’t forget the actual jacket you saw – the name of the style, the colour and the kind of leather you’d like it in.

By sending in these details we can see if there’s something that you might like, if we don’t have the actual jacket in stock. Bear in mind, however, that with sale stock it’s generally what we have at the time. Usually, there’s no more and so once that particular style, colour or whatever is sold out, that’s it. Having said all that, clearance and sale items are a great way of picking up cheap leather jackets that will boost your wardrobe with a piece that can be worn anywhere, with anything, and by anyone. Whether timeless and classic or modern and hip, a decent leather coat is something that everybody should own.

Peraleja Golf Resort is probably the most exclusive villa only development in the Mar Menor region. The first phase of the resort – nearly 120 properties encircling almost half of the golf course are approaching completion. The golf course has been open now for two years along with the clubhouse and sports area. The new commercial area is virtually complete and it is hoped that the first units will be occupied in the spring.

The resort is situated right next door to the Polaris Resort of Hacienda Riquelme. This resort is an apartment-only development with around 1800 properties. All of the properties and public areas are completed. The golf course is superb and the new town centre area is now well underway with the first units due to open late June 2010.

There are a number of re-sale bargains on both developments plus there are a number of re-possession properties on Hacienda Riquelme and a small number of bank owned properties with up to 90% mortgages available. At Peraleja, there is current availability of several key ready or ‘nearly ready’ plots direct from the developer that can be bought at fantastic prices.

Hacienda promises to be one of the nicest apartment resorts when completed later this year. Peraleja is probably one of the quietest and the best villa only resort.

If you are planning a trip over to Murcia contact Murcia Golf Properties – they are able to offer subsidised accommodation and operate on a ‘no pressure’ basis. As property owners themselves, they can offer first hand advice on buying a Polaris World property.

It may be tough for a pet owner to become aware of a pet cat growing old. On the outside, pet cats may display the same characteristics- playing with cat toys around the home, taking naps sprawled on a favourite position in the home, snuggle up with you on the couch. But inside, it may be an entirely different thing. And health care for cats when they get old may change a bit.

When caring for your aging cat, there are some things that the concerned pet owner ought to learn about. When a cat approaches somewhere between the ages of 8 and 12 years, this is the equivalent of a person getting close to middle age. This will be the time that your pet cat may just be needing some added attention.

The majority of veterinarians generally estimate that cats start their geriatric years once they reach 12 years. This will be the time that taking care of your pet cat would have to change in order to cater to the requirements that getting older brings.

A major part of looking after mature pet cats involves feeding them. As pet cats age, their digestive systems do not function as efficiently. Aging cats may need to eat smaller and more readily digestible meals in a day as opposed to just 2 square meals. Try to also ensure that you provide your cat with a variety of food to eat to ensure that it gets a nicely well balanced diet.

There are also a number of cat foods now available as food that caters for the differing life stages of one’s pet cat. There is cat food that’s specifically formulated for older cats as well as less active ones. The best advice in feeding your aging pet cat is always to consult with your vet about the dietary requirements of your cat.

When cats age, they also begin to lead a less energetic lifestyle. Whereas cats enjoy playing around and hunting throughout their younger years, elderly cats often have a preference for spending more time quietly around the home. This may be a benefit for a lot of pet owners since they will no longer have to be worried about their once playful cat overturning and breaking objects around your house. But this less active way of life may not be good for the cat. Even though your pet cat would like to rest more, you may still need to keep them active since the exercise could help keep them healthy. Try to play with them as often as possible to help keep them active.

As they age, cats may also need to have their vaccinations up to date. Older cats have a less efficient immune system and may need vaccinations to keep them protected from diseases.

Dental problems may also become a concern for old cats when they become prone to having loose teeth, tartar build up, and sore gums. This can have a big effect on your pet cat’s well-being. Dental problems may be the reason why they are not eating well so regular dental check up could be needed as part of your health care programme for older cats.

In their many forms, leather jackets can be worn almost anywhere and with almost anything. Even the old aviator-style jacket can still look cool, when teamed with the right outfit and accessories.

It’s a fact – leather jackets are making a comeback! Some might say that the classic leather jacket never really went out of style, but face it, when you’ve seen a guy wearing a men’s leather jacket that is a little past its use-by date (think short, black, and diagonal zippers), it can look not-quite-trendy. In their many forms, leather jackets can be worn almost anywhere and with almost anything. Even the old aviator-style jacket can still look cool, when teamed with the right outfit and accessories.

Some great bargain buys can be picked up in clearance sales. Cheap leather jackets are now being sported by the younger generation due to their versatility and low cost. They can be worn with anything, and their affordability makes them attractive to the younger crowd. They can be seen to and from work (and even some schools), in town with pals or out with families.

Leather blazers, on the other hand, scream expensive – but need not be. A well-cut leather coat can look like it cost a packet but actually cost very little; it all depends on where you source it. Of course, having one tailor-made might run up the price, but it’ll fit you like a glove and no doubt look like it cost far more than it actually did. And if you don’t put on too much weight as you get older, a leather jacket made to your measurements can be worn well into your twilight years!

Leather biker jackets are huge at the moment, especially with the current tattoo trend. It seems everyone these days is sporting ink somewhere on their bodies, and what better way to compliment the look than with chunky, belted, zippered, low-slung leather coats. Designed to be functional and practical, a biker jacket will ensure your back doesn’t get too cold while you’re motoring down the highway with your gal (or guy) riding shotgun. And slung over the bike when you pull up, you can still maintain the look as you show off your tatts.

Classic ladies’ leather jackets are indeed timeless. Whether made-to-measure or off-the-shelf, a women’s leather jacket can be teamed with jeans, a skirt, or trousers. In an emergency it can be worn over a formal outfit and not look too out of place. It is equally at home on a picnic or out at dinner.

Even the not-so-humble red leather jackets are still being seen (how can you miss them!). Can be worn to revive an old outfit or set alight a new one, a red coat can make you stand out in the crowd – it’s just up to you how much and how good you’ll look while doing it!

Nail trimming in dogs can be done easily enough if you understand how.

Giving your family dog a bath – not a problem. More than likely cleaning your dog’s teeth wouldn’t be an issue. But trimming doggie’s nails, no way! Ok, listen up. This can be done. It’s not nearly as challenging or terrifying as it appears.

Claw trimming in dogs can be done easily enough if you understand how. It may be beneficial to watch someone else (vet, groomer or friend) who is skilful in nail trimming demonstrate first. Some dogs won’t need to have their nails trimmed. Many will naturally wear the nails down or the dried up ends of the nails will merely flake away without you even being aware. But certain breeds, in particular Basset Hounds and Dachshunds may need your assistance with keeping the toe nails moderately short. As much as you’ll never want to, you might as well just count on cutting a nail too short on occasions. It just happens at times, even with experienced groomers. The nail will bleed if you cut it too short, so just be ready for that eventuality.

Get yourself a good pair of dog nail clippers. Ask a veterinarian or the staff in the pet shop which sort they suggest. Place the primary part of the trimmer in the palm of your hand and the moveable part is controlled by your fingers. You need to be able to see the small cutting blade which slides when you squeeze the handle.

Ensure that you aren’t cutting from the top downward; but rather from underneath. Slide the opening over the end of the nail whilst staying in the whitish part of the claw. The pink region of the nail is the live part and has blood vessels throughout. Ideally you should be able to see where the pink part starts.

If your pet has dark nails you may not be able to see any pink to recognise where the live part of the nail starts. Simply do a bit at a time with the dark nails. Examine the end of the nail. The dead area generally is whitish and when you cut further into the end of the nail you will start to see a dark area. That dark area is where the live part starts.

When you’re ready to cut, and you are sure you are not at the live, pink part of the nail make a smooth, quick squeeze on the handle while holding the trimmer steady. Don’t try to "pop" the end of the nail off; it will fall away by itself. You can file the edges or just let your dog wear the nail smooth. Taking your dog for a walk on the street can help them file down.

Understand that at some time you will cut too short. When this happens, position a tiny piece of tissue paper firmly against the end of the nail and hold it for a couple of minutes. Better yet, have some cornstarch or flour available and put a small quantity against the bleeding end of the nail and hold it there with your finger. This works right away. Or you can do nothing and the bleeding should stop in about 5 minutes. If it persists in bleeding much more than that, give your vet a call.

You can do this!. Play with your canine’s feet first to get them used to the idea. If you do it once a week, it won’t seem like such a tragic event. If you can only do one paw daily, that’s alright also. Man’s best friend needs you to do it for him. Relax and enjoy your dog!

Virtually everyone, grown ups and children alike have a natural fondness for cats. They are loving, quiet, and extremely playful pets that can provide you many years of entertainment. Whilst most of us have a fondness for cats, that fondness can quickly diminish when it comes to the litter box. Even the most hardened cat lover could get fed up with litter box duty, particularly when it comes down to scooping “you know what” from the litter box.

Cats are particularly smart, intuitively knowing how they should make use of the litter box. After the cat has finished using the litter box, somebody in the family will have to scoop the waste from the litter box. This can be a very dirty and relatively smelly job, one that is often overlooked during the day when the workload gets heavy. Clearing up the litter box doesn’t take but a couple of minutes, although most would certainly prefer not to do it at all. Although the litter box should be scooped out daily, it will should also be changed once a week as well, by throwing the current bag out and replacing the box with a new bag and fresh litter.

Those who don’t like to scoop out the litter box should invest in probably the greatest inventions ever – the self cleaning litter box. These litter boxes are easy to use, and will keep the area clean. After the cat has used it, the self cleaning litter box will automatically clean the litter either by sifting or using a device that resembles a rake.

Self cleaning boxes that make use of sifting will sometimes have a round design. Once the cat leaves the covered box, the dome on top will revolve for the box to clean. The litter in the box will be sifted with the waste being put below the litter where it’s discarded. Once the waste is properly disposed of, the litter will be returned to its usual position in the box for the cat to use again.

Boxes that have raking systems will sometimes sport a rectangular design. Once the cat leaves the box, the rake will automatically come out and clean the litter. The rake will clean all the litter in the box, including the clumps of waste as well. Rakes are popular, although the shifting litter boxes are by far more popular and more common.

Those who are sometimes away from home could greatly benefit from a self cleaning litter box. They are great to have for cats that spend a lot of time by themselves, as they virtually eliminate any scooping of litter on your part. You can find them at your local pet or department store, even online as well. They’re very reasonably priced – and ideal for everyone who doesn’t like scooping waste from their litter box.

Guide to buying fairtrade organic chocolates. Buy ethical chocolates and chocolate gifts online from UK ethical gifts website.

Chocolate has always been something of a guilty pleasure but the devil has always been in the calorie count. Now however we understand the origins of our chocolate and there’s a new guilt based on the ethics behind its manufacturer and transportation. Can there be a ‘green’ way to buy chocolate? Well, fairtrade organic chocolates are your best bet (and a great gift) so here’s a quick guide on how to choose your treats.

How ‘green’ is chocolate?

For most of the world’s population chocolate can never be truly local because cacao beans can only be grown in tropical and equatorial climates. Ultimately this means that chocolate manufacture is going to involve shipping at some point and that increases carbon emissions. That’s the downside, the upside is that cacao beans, like coffee beans, are produced within infrastructures that allow fair trade bodies to oversee the agricultural process and so ensure that communities receive a fair price.

What to look for when purchasing ethical chocolate

Is the chocolate fair trade?

As with coffee, cacao plantations have been exploited for many years with child labour or forced labour used as a way to produce cheap cacao. To prevent this, look for the fairtrade logo which is your indicator that farmers are being paid a fair wage and the workforce is afforded basic human rights.

Chocolate made from beans that come from small co-operative plantations in countries such as the Dominican Republic and Peru have strong social structures that re-invest in local society and ensure the agricultural process is sustainable.

Is the chocolate organic?

If your chocolate is certified organic it’s a guarantee that cacao production did not involve the use of pesticides or chemicals. This is an important factor for chocolate. High-yield plantations have to resort to fertilisers, insecticides and fungicides to make sure the harvest is bountiful. The smaller fairtrade certified plantations grow organically. In the UK and across the world, the Soil Association mark is one guarantee of high organic standards.

Where was the chocolate made?

While cacao beans have to be shipped, the manufacturing process can be carried out in the UK so look for a local company who ensure their production is carried out in an environmentally friendly way such as reducing packaging, minimising landfill waste and buying electricity from ‘green’ energy suppliers.

Buy your ethical chocolate online

Using an ethical website to buy your chocolate treats is a great way to simplify the process. Why? Well, they’ve done the hard work for you. Sites such as www.greentulip.co.uk source all their chocolate products and gifts from suppliers who have displayed the ‘green’ credentials we’ve explained in this article.

Companies such as Montezuma and Cocoa Loco who are based in West Sussex produce delicious chocolates that are certified organic and have ensured the price paid for the cocoa is high. Montezuma even give their advertising budget to charity each year rather that spend it on ads.

Relaxing on a sun drenched beach is a top holiday pastime, but it’s often confined to the tourist heavy peak seasons. For those seeking some winter sunshine, or perhaps looking to get away from the crowds and save a bit of cash at the same time, out of season holidaying is the answer. It doesn’t have to involve travelling half way across the globe either. There’s a good variety of year-round destinations waiting to be discovered closer to home, where warm weather and some great cheap hotels can be found.

The Canaries

The Canary Islands are a top choice for year round sun-worshipping. Tenerife, Fuerteventura, Gran Canaria and Lanzarote are the most commonly visited islands and all offer dazzling coastlines and varying degrees of action and adventure. Each enjoys a warm and dry climate with well over 300 days of sunshine a year. Temperatures usually remain comfortably over 20°C so the concept of peak season has been slightly distorted here.

November to mid-December and April to June – avoiding Easter – are good times to enjoy fewer crowds and low prices, whether you’re seeking self catering apartments in Lanzarote or luxury hotels in Tenerife.

Egypt

For something completely different head to the Land of the Pharaohs, Egypt. The country is packed full of both desert and sea treats making a visit well worthwhile. Peak season runs between October and May so to avoid crowds choose June or September.

Maximum temperatures in Cairo average over 30°C during these months so be prepared to take it easy. Heading to the coast will help you to keep cool. Sharm el Sheikh on the Red Sea a popular choice. Go out of season and you will find plenty of Sharm el Sheikh hotels offering comfortable accommodation at a reasonable price.

Cyprus

Cyprus is a good early spring option thanks to its favourable Mediterranean climate. Peak season runs from June to September, so avoid these months to experience the slightly quieter side of the isle.

Visit in April and May and you can enjoy average maximum temperatures of 22°C and 26°C respectively while you laze on the beach, explore historic sites or indulge in some of the country’s delicious cuisine. Temperatures remain high into October and November, but heavier rainfall makes these months a less appealing choice so avoid them if you want to get the best mix of affordable Cyprus hotels and good weather.
